Buy a home.
Give it a purpose.

Massachusetts needs certified recovery housing more than almost anything else you could do with a residential property. MHDC helps buyers find the right homes, convert and certify them to MASH standards, and manages them end-to-end — so your investment houses people rebuilding their lives, and the numbers work because of it, not in spite of it.

You buy the home. We do everything else.

MHDC never owns the real estate — you do. We're the operating partner that makes it perform, the same playbook on every property.

1

Find & underwrite

We screen listings for the profile that works — bedroom-heavy layouts, sewer or passed Title V, clean zoning path — and hand you a written pro forma before you offer.

2

Convert & certify

Renovation scoped to MASH standards, the certification file built, house policies and a live-in manager in place. Typically 60 days.

3

Fill

Residents placed through treatment-provider referrals with structured intake — state agencies may only refer to certified homes, and we build for that pipeline.

4

Manage & report

Screenings, collections, compliance, maintenance coordination — with a monthly report and a full audit trail you can show a lender or a town.

How MHDC earns: a one-time conversion engagement per property and a recurring management fee on collections — both visible in the calculator below. You keep ownership, the equity, and the majority of the revenue.

The numbers speak for themselves. So run them.

A real purchase, with a real mortgage at today's rates. Set it up like the deal you'd actually do — every figure updates live, including MHDC's fees.

Assumes a live-in house manager occupying one bed, owner-paid operating costs of ~$2,250/mo plus $100 per resident for screening, 30-year fixed financing, and standard-lease costs of ~$650/mo with 5% vacancy. Illustrative estimates, not guarantees — MHDC prepares a property-specific written pro forma, free, before you ever make an offer.

Tell us a little and we'll call you — usually within one business day. Referrals from treatment providers, families, and self-referrals are all welcome.
